How can a property owner WHO IS NOT CHARGING WAY TOO MUCH FOR RENT afford to hire a company to run their "business"? Oh yes...they can be slum lords, or break local and federal ordinances to increase their profit margin (one of the best ways is installing a/c units illegally without permits or lic.)

These "companies" are one of the greatest catalysts for the detriment of our economy today...it should be illegal!!!

2008-08-08 Brewer Caldwell Property Management Also Sent Us To Collections For A Bill They Never Sent Us http://www.brewercaldwell.com

We too have had trouble with this company. When we decided enough was enough and we closed the contract and moved the home to another listing company, we sat down, shook hands with Brewers sales team, and signed out of the contract they assured us that we did not owe them anything and that they did not owe us anything.
8 weeks later here comes the collection agency notice for $150 + $40 fee to the collection agency. Just as many others on these blogs have reported, when you leave this company, they attack you with collection agencies. Of course, me being a business owner and the fact that I gave them a false SSN when we signed up with them (advise for anyone dealing with any company) there collection agency will not collect a dime.
The bill is for weeds they paid to have pulled in the front yard. We authorized them to pull weeds 5 months ago and we never received a bill for it.
We fired Brewer Caldwell as our property manager for our Queen Creek, AZ home for several reasons.
1. It is near impossible to get the property manager to answer a telephone and voice mails are almost never responded to.
2. E-mails to the agent in charge of our home were almost never answered. I will say that Tom the owner did reply when we had to cc him in on e-mails in order to get an answer.
3. Our listing was on there site with no photo, yes, they forgot to include the photo. That would explain why it did not rent out for 4 months.
4. During the 4 months they could not get it rented out (no photo was a major cause) the communication between the agent handling our property and us (the property owners) was nearly zero. This company does not return calls, voice mails, e-mails & they are extremely difficult to communicate with" --guest

2008-07-14 an investors view
I used this company a couple of years ago. I would not use them again. They nickel and dime you to death. I was charge a fee for them putting a "for rent" sign on my property, and they do charge a comission even when the property is vacant.
Maybe they have changed their policy since, but I have no tolerance for this type of business practice.

2008-03-19 [renter complaint]
We started renting a home through Brewer Caldwell two years ago and let me just say it was the biggest mistake of my husband’s life and mine. The house was not cleaned at all! There were bugs everywhere, layers of dust and dirt on the windows, the dishwasher was full of plastic and metal and tiny GI Joe figurines, and we were missing appliances that we were promised. The carpet was stained and didn’t look cleaned at all.
Every time we have had something that needed to be fixed they would take weeks, months or never show up at all. They never return our calls and our property manager is never around! Also they seem to go through employees like some men go through beer! In the past two years we have had about 4 or 5 different property managers.
I complained to the BBB twice and all Brewer Caldwell did was argue instead of trying to work out the issues. This company acts like a big baby who is throwing a temper tantrum if you need something done.
A few months back I was searching the Internet and trying to find reviews on this company to see if it was just us or if others were having problems. I noticed on a few sites that they had a decent rating and I couldn't understand why... Well I found if you Google the word Brewer Caldwell there is a site linked that has the words homeownernet. Read that, it's interesting and quite pathetic. I see others have seen it as well. The fact that it is two years old is absolutely irrelevant since I started renting through this company right when this email was sent out. So for me it does matter! Those people that are on here defending this company most likely are employees following the orders of those above me.  Corporate America strikes again in those that can’t think or act for themselves…. sad…terribly sad.

The bottom line is if you want a nice house, a great company to work with, amazing service and to be completely satisfied DO NOT rent through this company. You’ll really be kicking yourself later if you do.

I noticed this persons review: 2007-08-31 Congratulation
Wow, congratulations on resurectiong news from 2 years ago. Note how they spelled resurrecting sounds like there a part of the winning team. I especially liked this one they stated in their review: Quote” The fact of the matter is, there are more people having good experiences than bad. The good experiences never make it to the general public. Just like in the news, if it bleeds it leads”.  Now lets take a quick peek at this shall we. Why is it that the “Good experiences never make it to the reviews. Hummmm perhaps it’s because there really isn’t any good news about this company in fact, when is the last time anyone watched the news. Their second part of there comment says quote.” . Just like in the news, if it bleeds it leads”  Now isn’t that just a tad bit contradicting “ if it bleeds it leads” That is very true most of the bad and ugly gets to the news, just like the web. So why do they say that. Hummmm must be another one of those real smart people who believe BC is the perfect place and everyone is happy. I also like the part of the review that says 1% of BC customers have had bad experiences, where do they get that data? This person/s should take a deep breath and realize that the internet has a lot of truth and that most people won’t waste their time coming back to a company who has done them wrong, they move on. And the truth of the mater is that they do have issues that have caused problems. If you look at most reviews about things such as e-bay for example the rating are mostly good and the person who’s running the business on e-bay will most likely try very hard to please everyone because they know a bad reviews cause lost profits and lost profits will hurt a company. I see most successful companies on the internet that have reviews have some bad reviews but mostly good. It is true that anyone can find dirt about a person or company but seriously, this company must have real issues because I can’t believe these are disgruntle employees it sounds to me like I should look elsewhere.

[customer very upset - snip] Since day one my husband and I have had NOTHING but problems. When we got there the house was filthy, the appliances were missing, the carpet wasn't properly tacked down (and we have been there for a year and half and it STILL hasn't been fixed), and when they did finally deliver our appliances after two weeks of waiting they were used, crappy ones that barely work!!! No one ever answered the phones, no one is ever in the office when you need them, and no one ever calls you back after they promise they will. Our watering system for the front yard has been broken for a year and half they still haven't fixed it. Now all the plants are dying and I got a letter from the HAO threatening to send me fines unless I replace the plants!! I have called BC about this and they don’t care at all! I reported them to the B B B but they obviously don’t care about that either! [snip] --guest

This was a letter requesting that employees of BC post comments from satisfied customers with permission. Basicaly, the only people that bother posting anything on the internet are those that have had a bad experience. The fact of the matter is, there are more people having good experiences than bad. The good experiences never make it to the general public. Just like in the news, if it bleeds it leads. This was a request to help those in research of our company to not be blinded by the 1% of our customers that have bad experiences and to help them see that there are plenty more good than bad.

A property management company does not grow to over 2000 properties by practicing bad business and providing poor customer service. Get a clue.

Everyone needs to realize that if you want to find dirt on any business or anybody, even yourself, you will be able to. We promise the good outweighs the bad, which is why we are still in business growing and thriving. " --guest

Recently, we have discovered a few negative reviews online that show up when searching under the terms ‘Brewer Caldwell Property Management’ from the major search engines where we get the majority of internet leads ie Google, MSN and Yahoo. Although the people posting these negative reviews are definitely in the minority among our expanding client base, there are enough of the negative voices out there that can potentially ‘scare’ or mislead new investors from signing up with us just by the comments they are posting on online bulletin boards and forums. Many investors might be hitting these forums and having second thoughts with investing with us unless we can take action right away to ensure that there are enough positive comments and feedback to tip the scale. 2007-05-02 Poor Maintenece
As a renter who deals with Brewer Caldwell in Tucson I would like to say that it has been an ongoing problem getting maintenece to even respond to repeated messages left in thier Audix system.  I have been as much as called a liar by someone who finally responded, after I called the General Manager of the local office.  I have also been charged by the HOA of the subdivision where I live for work that I did myself but they clain they had to send thier crew out to take care of.  Specifically trimming of the trees in our front yard.  When I approached B. C. about this I was told that it was my problem and they would do nothing to help me." --guest

I found a lot of bad press about Brewer Caldwell Property Managment Company. Do your homework first and chk. out all the reviews that seem to be posted. Then make your own decision.
