The term "architect" is strictly regulated by the state and may only be used by individuals, who after apprenticeship and exams, are licensed by a state board to practice "architecture." In the interest of public safety, this regulation extends to stipulate that most large commercial and institutional structures must be designed by "architects." In the state of Arizona, single-family dwellings and small commercial projects are exempt, and may be legally designed by a professional residential designer. At Sonoran Design Group, we are residential designers, not "architects"; we consider this to be a significant advantage. We specialize solely in the design and specification of homes, and only homes. This singular focus on residential projects, has given our firm an extensive background in the design requirements, as well as a mastery of the appropriate materials and products.

We Buy Ugly Houses for More - Tucson, Arizona
We Buy Ugly Houses for More - Tucson, Arizona
Get a Cash Offer for Your Home Today!
Do you need to sell your home fast? Are you behind on your mortgage payments? Looking for a solution?
We buy houses fast and for a fair price.
We are located in Tucson, Arizona and purchase all types of properties in ANY condition in Arizona as well as throughout the United States and Mexico. If you need to sell your home fast, we can buy your home for cash and can close quickly.
In addition to just making you a quick offer for your home, we also believe in being fair and giving you an honest assessment of your situation. In some cases, selling your home may not be your best option.
We have an extensive knowledge mortgage programs and refinancing options that can lower your monthly mortgage payments and help keep you in your home. We can also offer advice pertaining to "Short Sales" and even pre-qualifying for your next home.
Selling your home for quick cash isn't the only option available. We give you options. Here are some of the more common solutions we offer for different situations.
"Quick Cash Sale" Program
This is our most popular program. Our "Quick Cash Sale" Program is simply for people who own a home or other type of property and would like to sell immediately. We will make you an offer to purchase your home, not matter what condition it is in, for up to 70% of your homes current appraised value.
This option is for people who would like to sell their home but can't afford to wait for it to sell or can't afford neccessary repairs needed to sell the home. If this is the situation you are in, we can step in and purchase your home for what you owe, or close to what you owe on the home, perform repairs and upgrades to more effectively market and sell your home, list the property ourselves, and when it does sell, we will give you a portion of the profit.
You can't afford to wait for your home to sell through conventional means.
You can't afford the repairs or upgrades needed to sell your home for a fair price.
With this option, we can quickly purchase your home (no matter what condition it is in) for up to 90% of its appraised value, pay off the amount you currently owe, and then you can "carry-back" the remaining balance of the sales price allowing YOU to receive a monthly mortgage payment (with interest) from us until we sell the home.
You like the benefits of our "Quick Cash Sale" Program, but would like to receive a higher offer for your home and are willing to "carry-back" / receive the profit from your home's sale in monthly installments. Instead of making monthly mortgage payments, you are receiving them!
In addition to purchasing homes, we also buy other types of properties. If you are interested in selling raw land, commercial property, industrial property, multi-family properties, mixed-use propeties, or even apartment buildings and complexes, send us an email or give Josh a call at 520-360-7360
Do you know someone who needs to sell their home NOW? Is there a great "fixer-upper" or investment property for sale in your area? Let us know!
That means if we were to purchase a home you referred to us for $100,000, you would make $2,000 on the deal!
For more information, send us an email or call Josh at 520-360-7360 today.
Need to sell your home fast? Fill out this quick form telling us a little about your property and yourself and we will get back to you and let you know what we can do for you!

A longtime city of South Tucson police officer has been fired after becoming the focus of an FBI and IRS probe for suspicion of cashing checks intended for the city and its police department.
Representatives for the IRS and the U.S. Attorney's Office declined to comment. Efforts to reach Garcia were not successful.

I head for the bathroom. To flush or not to flush. Water is a threatened natural resource, as well as a big energy consumer. It takes pumps powered by fossil fuels to get it here.
Power for the pumps is partially supplied by a coal-burning power plant in the northeast corner of the state that is blamed for poor visibility at Grand Canyon. I can't do anything about that, other than to use less water.
The electricity that powers my air conditioning runs a central chiller at my condo complex. I have no meter and pay for the service in a lump-sum payment to my homeowners' association, regardless of how much electricity my wife and I use. I can't really control that, can't measure it for the carbon calculator.
In my unit, front and back means east and west. Not the best orientation for energy savings, but we have, at least, deep overhangs over the porches, 6 feet of shade that is doing no good at the moment as the sun peeks over the eastern mountains and sends shafts of blinding white light into the living room.
For now, I draw the blinds. Curtains would help.
In spring and fall, and for much of the winter, we leave the blinds open and warm the room with sunlight in the early morning. We open the sliding glass doors at night and close them in the morning when it's merely warm and not hot; reverse that when it's cool but not cold. In that way, we use neither heating nor cooling for more than half the year.
On those infrequent, very cold days (where it might drop below freezing for an hour or two) we turn on the heat for a few hours, warming the house to sweater comfort. We turn it off overnight, using a down comforter on the bed.
This is not an altruistic choice. I hate overheated rooms. I grew up in New Jersey where all homes are hot and stuffy all winter.
I brew a pot, in an automatic-drip coffeemaker that uses an incredible 1200 watts of power, but only for a short time. The coffee drips into an insulated vacuum pot and needs no hot plate to keep it warm.
I leave for work.
When I fill out those carbon calculators, air travel is our Achilles' heel. Driving less in a 4-cylinder car seems for naught when you're burning so much jet fuel.
Lunch is usually my most carbon-intensive meal. I drive to get there and I have no control over where my food comes from. Confession: I occasionally stop at McDonald's for a cheeseburger or two and a Coke.
On this day, my son Zach meets me for lunch at a Mexican restaurant just two miles from the office. Most of the ingredients for his veggie burro and my chicken enchiladas in tomatillo sauce came, most likely, from California or Mexico. Parts of the meal are actually good for us.
My marinade features soy sauce from China, Worcestershire sauce from England, garlic from California and a splash of white wine from God knows where. I use the cheapest wine for cooking and while the label tells me where it was bottled, the grapes came from a low bidder somewhere.
The salad of organic baby greens came from a field in California and the lemon I squeeze for the dressing, at this time of year, came from South America. The olive oil is from Italy, as is the Romano cheese I grind to finish it off.
I try to shop the farmers' markets for local produce. For one thing, the food is better, but there is a problem here in Tucson with buying local produce. As Gary Paul Nabhan pointed out in a recent essay, buying local produce doesn't necessarily make ecological sense in a climate where the water must be imported. He recommends buying only those crops that are indigenous to the area.

Union seeks bigger raise for veteran teachers
The Tucson Education Association has submitted a counter- offer to the Tucson Unified School District seeking to equalize pay raises for all teachers, a key point of contention in their ongoing contract dispute.
Last week, a day before the district was crippled by a sickout involving more than 1,400 teachers, district officials offered pay raises of 3 percent for new and midrange experienced teachers, while limiting more experienced teachers making $60,000 a year to a 2.2 percent boost.
"We are five weeks into the school year, and there is not a new contract for our teachers. So, yes there is a sense of urgency," District spokeswoman Chyrl Hill Lander said. "There are easier ways to do this. I think both sides are committed to coming up with a better way in negotiating a new contract."
For Diane Critchley, who teaches special education at Gridley Middle School and participated in last week's sickout, the prolonged contract dispute simply needs to come to an end. She said the conflict crushed whatever little morale had been in the district.
With arbitration looming, the disruption of the sickout fresh in their minds, many parents expressed both their support for the teachers and a desire to see a deal closed.
"I think for them to offer that 1 percent, to me, that was a huge slap in the face to our teachers who are with our children day in and day out," said Angela Badilla, who has three kids in the district. "I think our kids are going to suffer from it."

Homes sold
Cash-starved Arizona might sell the visitor center at Kartchner Caverns State Park for $10.59 million.
Selling off public-owned buildings to raise some fast cash, and then buying them back over time, isn't exactly a new idea. Former Tucson City Manager Joel D. Valdez was among the pioneers of the practice back in 1984, when he came up with the idea to sell the then-20-year-old City Hall tower to raise money for a parking garage just up West Alameda Street.
The deal worked so well that a few years later the city repeated the practice, selling Tucson Police Department headquarters and other buildings to fund the expansion of the Tucson Convention Center, after voters rejected bonds to pay for the project.

"The downside to this whole thing is it's a one-shot deal. It's like getting a loan from the bank. It's not a revenue stream. It's a one-time bailout. So the real challenge for us, the elected, is what do we do when this one-time deal runs out?"

For a little more than $46 million, the Tucson campus of the Arizona State Schools for the Deaf and the Blind could be yours.
If you're looking for something more exotic, perhaps the Kartchner Caverns visitor center — priced at $10,588,854 — fits your taste.
"Sale" might be a bit misleading, actually. It's more like renting to own something you already own.
"I think it's the worst possible thing to do except for all of the other alternatives," said state Sen. Jonathan Paton, a Tucson Republican. Those "alternatives" would be raising taxes or cutting programs, and Paton said the votes just aren't there for either.
The state is still sorting out what properties will hit the market, said Alan Ecker, a spokesman for the state's Department of Administration, which is handling the seller lease-backs. He called it a "working list." Some will come off the list, and others will come on. No property is off the table.
Buyers need assurances the state will stay in the buildings for 20 years and not break leases if programs housed in the buildings are cut, he said.
There's also the question of payments. Investors expect a profit from the sale of the building to the state 20 years later, Hawkins said. Either that cost of "selling" the building is folded into the regular payments or it's added to the back end of the deal, he said.
Ecker said the list is a work in progress because the state is looking to ensure that it chooses buildings it's committed to for the next 20 years. That's why prisons are on the list, he said.
